SC09 Real Estate Services (Property Management Service Certification)

As people's living standards continue to rise, service quality is becoming increasingly concerned by consumers, especially property management, which is directly related to owners' living experience and asset value. Moreover, as owners' awareness of their rights grows, the demand for professionalism and transparency in services has significantly increased. To meet the legitimate needs and expectations of homeowners, third-party certification promotes the improvement and continuous improvement of property service quality, enhancing homeowner satisfaction, and has become the choice of more and more property service organizations.

Star-rated property service certification is based on GB/T 20647.9-2006 "Community Service Guide Part 9: Property Services" and CNLPQB_ PSC_01 "Technical Specifications for Star-Rated Property Service Certification." It comprehensively evaluates community property service providers' service capabilities, process control, and service performance, promoting professional, standardized, and specialized management by property organizations and demonstrating their capabilities and service levels to the public.

The evaluation content includes six aspects: basic principles, property service organization, system construction, service resources, communication, and evaluation and improvement of service quality. The organization's property service level is assessed based on scoring values, with different levels of quality distinguished:

a) Score between 70-85 (including 70), three-star property service;

b) Score between 85-95 (including 85), four-star property service;

c) Score above 95 (including 95), five-star property service.
